Exterior cleaning on the Whangaparaoa Peninsula
The Whangaparaoa Peninsula runs about 11 km out into the Hauraki Gulf, from Red Beach past Stanmore Bay, Manly and Gulf Harbour to Army Bay and Shakespear Regional Park at the tip. With water on both sides and not much to stop the wind, it’s one of the saltiest places on the Hibiscus Coast to keep a house clean.
Is the whole peninsula exposed to salt?
A large part of it, because it’s narrow. The framing standard NZS 3604 rates anywhere inside half a kilometre of the shore as high salt exposure, and on a peninsula only a few kilometres wide, a lot of homes sit within reach of either the northern or southern shore. Whether your own house is inside that band depends on its exact position, so measure from your address rather than going by the suburb.
What this means in practice is a faster build-up of salt on everything rain doesn’t rinse: soffits, the undersides of decks, window frames and the sheltered faces of the house. A BRANZ factsheet notes that homes near surf beaches need more frequent maintenance than inland ones, and regular washing is the simplest part of that.
How does the age of peninsula homes change the job?
It splits roughly west and east. The peninsula was subdivided for housing in the 1950s, the western end filled quickly between about 1964 and 1975, and the eastern end developed from the late 1980s onwards. Older western homes are in the age range WorkSafe flags for lead-based paint and possible asbestos, while many eastern homes are newer builds with plaster or sheet cladding.
Both get a low-pressure soft wash on the walls. The difference is mainly on the roof: a 1960s or 70s roof is treated as a possible asbestos risk and is never water blasted, while a newer pre-painted steel roof mainly needs its sheltered areas rinsed of salt.
What jobs are most worth doing on the peninsula?
Washing the house and the windows regularly does the most good, because salt is the main enemy here. Many homes on the peninsula have decks and outdoor living areas facing the sea, which pick up salt on top and go green underneath where they stay shaded and damp; a deck wash sorts both. Gutters near the coast deserve a yearly check for both debris and corrosion at the joints and brackets.
