North Shore exterior care calendar

Most exterior jobs have a best season, and getting the timing right makes them easier, cheaper and longer lasting. This calendar is built around Auckland’s weather and the way North Shore homes get dirty. It starts in spring with the job most people book first, a house wash, and works through the year to the dry summer spells that suit roof painting.

Why does timing matter for exterior cleaning?

Because the weather does half the work, or undoes it. Cleaning solutions need a dry window to work before they’re rinsed, roof treatments need a forecast clear of showers, and paint needs warm, dry days to cure. Auckland gets rain all year, but NIWA’s records show roughly a third of it falling between June and August, so the calendar is really about working around winter.

Order matters as much as season. Work from the top down: gutters and roof first, then walls, then windows, then paths and decks. That way nothing that drips or falls lands on a surface that’s already been cleaned.

Spring (September to November): wash the house

Spring is house washing season. Winter leaves walls green on the shaded side and grubby everywhere else, the days are getting drier, and most people want the place looking fresh for summer. On the North Shore, interest in house washing climbs steadily from September and peaks around November, so booking early in spring gets you a wider choice of days.

Summer (December to February): paint the roof and keep on top of salt

Summer’s settled spells are the best time for roof painting, because roof paints need dry days and mild temperatures to go on and cure properly, and morning dew is the main thing to wait out. It’s also when beachside homes collect the most salt, with onshore breezes and long dry stretches between rinsing rain, so coastal windows benefit from a mid-summer clean.

Autumn (March to May): clear the gutters before the rain

Autumn is gutter season. Leaves drop, the first heavy rain of the year arrives, and any blockage left from summer turns into an overflow. Clearing the gutters and downpipes in April or May means they’re running freely before the wettest months. If you’re cleaning them more than twice a year, it’s worth looking at gutter guards.

Autumn is also a good second window for a house wash on coastal homes, after a summer of salt, and the last comfortable time for any exterior painting before the weather turns.

Winter (June to August): treat moss and lichen

Winter is when moss and lichen grow fastest, and a good time to treat them. NIWA’s Albany station records around 180 rain days a year, close to twenty a month in winter, so roofs on the shaded side rarely dry out. A spray-applied roof moss and lichen treatment needs only a few dry hours after application, and the rain then helps clear the dead growth over the following months.

Spraying a roof just before a downpour sends the product into the drains, which the council doesn’t allow, so winter jobs are slotted between fronts rather than locked to a date. Winter is a poor time for house washing and painting, but a good time to check that downpipes cope with heavy rain.

What should you do every year, whatever the season?

Three habits keep most houses in good shape: wash the walls once a year (twice near the coast), clear the gutters at least once a year before winter, and look at the roof from the ground each spring and autumn for moss, lichen, rust or lifted flashings. Catching growth early means a treatment rather than a bigger clean, and catching rust early can mean paint rather than a new roof.
